Tips to add value to you home during the winter months.

Major home renovations can be overwhelming, but there are a few fundamental repairs that can update your home’s appearance and increase its value. If you’re planning to sell your home in 2011, take advantage of the colder winter months to prepare your home for a spring sale by focusing on a few key projects:

Make a first impression.
The entryway is the first up-close encounter a potential homebuyer will have with your home. Manicure your front yard and update or even replace your front door to complement your home’s exterior. Select a rich, dark stained wood or bold white door to draw attention to the main entry and add personality to your home. If your door is already in great shape, consider a simple replacement of weak or older-looking hardware that will impress buyers at first sight.

Get cookin’ in the kitchen.
Experts agree that a kitchen can significantly impact a home’s perceived value. An outdated kitchen can be a deal breaker for many homebuyers. Naturally, then, it’s the place you might spend the most amount of time updating. To increase the appeal of your kitchen, consider investing in updated, matching appliances that match the style of your kitchen. Some manufacturers even offer replacement panels to update the exteriors of older appliances.

Next, if you can’t afford to add new cabinetry, change out the hardware so the knobs, drawer pulls and handles match your decor and add a modern flair. Adding technology-driven fixtures, including built-in water filtration systems, garbage disposals and high-tech faucets is another great way to increase the room’s appeal. Delta Faucet’s Touch2O Technology will impress homebuyers and add a sense of luxury to the room. The technology enables users to turn the faucet on and off with just a touch anywhere on the spout or handle, and is available on a variety of models.

Update and upgrade light fixtures.
Lighting is key. It can drastically change the look and feel of a room, and lighting fixtures are affordable and relatively simple to install on your own. Shop discount stores and home improvement depots to find a statement piece to add spice to your living room. A beautiful ceiling fan with lighting can serve double-duty to update your family room. Remember, well-lit and bright rooms appear larger and more open.

Step on it.
Flooring is one of the first things that potential homebuyers notice. Make sure you dust, vacuum and clean so that you show off the flooring to its best advantage. If you have carpet, consider replacing it with wood floors or wood alternatives. If you already have hardwood floors, polish and protect your flooring so that it gleams when potential buyers step into the home.

Whether you’re trying to sell your home this winter or simply want to update its look, you don’t have to wait until the spring thaws. When the cold weather drives you inside, take advantage of the time to make attractive upgrades that can increase the appeal and value to your home.

AVERAGE HOME SELLING PRICE CONTINUES TO GROW THROUGH OCTOBER

DURHAM REGION – The Durham Region Association of REALTORS® (DRAR) reported 688 sales in October 2010, a decline of 20% against the 860 sales that were reported in October of 2009. Year-to-date, sales of 8,167 come in 2% higher that the same period last year.

It is no way strange to see this type of downward trend in sales considering the record level of sales that were experienced in the first quarter of the year. As noted by the year-to-date totals, the market remains on track and is performing remarkable well in balancing itself out,” commented Dierdre Mullen, President Of The Durham Region Association of REALTORS®.

The average selling price for a Durham resale home in October was $302,490, an increase of 4.7% compared to the $289,003 average for October 2009. The year-to-date average transaction price of $300,422 is 8.4% higher than the 2009 average of $277,243 recorded YTD last October.

“By observing the continued steady growth of the average selling price, we can clearly recognize a healthy housing market being maintained in Durham. If there was an imbalance in availability, sales or lending rates, the average selling price would reflect that. Right now, homes remain affordable and the market remains competitive.”

May Sales Remain High for Durham Resale Housing Market

DURHAM REGION – June 4, 2010 –

1,027 sales through the Multiple Listing Service® (MLS®) during the month of May which is at par with last year’s 1,026 sales for the same month, but reflects a decrease from the high sales totals seen in both March and April of this year.

Meanwhile, active listings remain on the rise with May offering up 2,600 available resale home listings, 1% higher than May of 2009 and the highest amount seen so far this year.

We can now see the forecasted trend of increased available listings coinciding with a decrease in the substantial sales of the prior few months. With an anticipated increase in mortgage rates, many buyers purchased their homes earlier than is the norm this year.

The average selling price in May was $301,568, an increase of 8 per cent over last year’s May average of $278,592, but also less than the highs seen over the previous months of 2010.

After such a fast pace for the beginning of 2010, the Durham resale housing market is now balancing out and will continue to do so in the months to come. With so many options now available for buyers, the annual rate of price growth will continue to slow in the second half of the year.

Record Sales In April For Durham Housing Market

Durham Region Association of REALTORS® reported a record 1,185 sales of single family homes in Durham Region during the month of April through the Multiple Listing Service® (MLS®), representing a 41 percent increase compared to April 2009.

Comparably, the number of available listings also continued to rise, offering a total of 2,426 resale homes for sale during April, 14 percent more than March 2010.

The trend across all of the GTA, including Durham, is that listings continue to increase as sellers recognize the strong sales and price growth within the housing market. Buyers are responding by taking advantage of the great housing selection in addition to the opportunity for ownership at affordable prices.

The Average resale home price in April was $304,436, up 13 percent from the $269,596 reported in April 2009.

Although home sales will remain strong, higher borrowing costs, more sustainable rates of annual price growth and more balanced market conditions in general are the forecast for the remainder of 2010.

DURHAM REAL ESTATE SALES REBOUND

Best March since 2004, best first quarter ever
Apr 08, 2010 – 04:30 AM
DURHAM — The Durham Region Association of Realtors is reporting the best March in six years, and the best first quarter ever, in terms of sales.

The group reports 1,110 sales of single family homes in Durham in March. That helped toward a best-ever first quarter, with 2,461 sales.

March’s average price also reached a new height, coming in at $306,140, an increase of 16 per cent over March 2009′s average price of $263,970.

“It’s worth noting that although the annual rate of growth is currently quite substantial, the market will likely level out to smaller, single-digit rate increases soon,” said the Pesident of the Durham Region Association of Realtors. “As new active listings continue to grow and provide vaster options for buyers, eventually, availability will outweigh demand and the market will level out.”

As of April 1, there were 2,132 active listings in Durham. A record 2,016 of those were newly listed in March, the largest influx of new listings Durham has seen in one month.

REALTORS RAISE FUNDS FOR BOWMANVILLE HOSPITAL

DURHAM REGION – February 23, 2010 – Over recent years, Members of the Durham Region Association of REALTORS® have held Christmas Charity Auctions with proceeds being presented to the various Lakeridge Health facilities within Durham Region.
On Tuesday, February 23, the Durham Region Association of REALTORS® presented Rose Kuipers, Vice Chair of the Memorial Hospital Foundation-Bowmanville with a cheque for $10,430.04.
The theme for all fundraising activities undertaken by the Foundation is “We’re Better Together” and the money raised will be used to purchase a new Lionville Medication Cart. Unrivaled in their ability to adapt to a wide variety of nursing requirements including automated applications, these carts continue to set industry standards in medication cart design, making them the cart that is often emulated but never equaled.
“We were pleased to learn that the Durham Region Association of REALTORS® chose our Foundation for funds raised at their 2009 Charity Auction” said Darlene Bastianelli, Executive Director of the Memorial Hospital Foundation-Bowmanville. Ms. Bastianelli added “Thank you to everyone!”
